Project Overview: 1,500 Home Housing Scheme in Eggborough
Metrica Environmental Consulting recently completed a residential noise impact assessment to support an outline planning application in Eggborough, North Yorkshire. The proposed development includes up to 1,500 homes, retail spaces, a school, and community facilities. Our role was to ensure compliance with planning policy and protect future residents from noise impacts.
Noise Survey and Good Acoustic Design
To understand the existing acoustic environment, we undertook a baseline noise survey at three locations over a week to capture road and rail noise from the M62, A645, and nearby railway line. This data was used to model future conditions and identify potential risk areas in terms of noise. We also consulted with North Yorkshire Council to agree on methodology, criteria, and mitigation measures during the EIA scoping process.
Following the noise survey and noise modelling, Metrica identified medium-risk zones (typically close to roads) where the existing level of noise required additional consideration. Metrica worked with the client to recommended a number of good acoustic design measures, such as strategic layout planning and landscape buffers, to reduce exposure to dominant noise sources. These design interventions helped increase the distance between habitable spaces and traffic noise.
Noise Impact Assessment Findings
Our assessment confirmed that the site is predominantly low risk in terms of noise, with only small areas requiring additional mitigation. The development in its outline form meets the requirements of the National Planning Policy Framework (NPPF) and Noise Policy Statement for England (NPSE).
